Home Decoded reads your building, pest, strata and contract reports together — and flags where they disagree. Every finding carries the exact quote and page, so you can check us against your own document.

Three findings from the sample decode — open the specimen and check them:HIGH RISK
The owners corporation is overdrawn
What the document says
The administrative fund — the account the scheme pays its day-to-day bills from — is stated as a debit balance. It is empty and overdrawn.
What it might mean
A scheme that cannot pay its bills from levies usually raises a special levy. As the incoming owner, that bill would be partly yours.

“Administrative fund balance $3,241.88 Dr (overdrawn)”
DOESN’T ADD UP
The same fund, two different balances
A $27,000 difference, four pages apart, unreconciled — and it changes how exposed the scheme is to further levies.

A termite inspection was voted down
strata report · page 57read from a scan — verify against the original
“THAT the owners corporation engages a contractor to inspect the complex for evidence of termite activity. Motion DEFEATED.”
One document is a report. Four is a picture.
Most tools read a single document type. But the thing that costs you money is often not inside any one of them — it is the gap between two.
A building report alone
Tells you the roof needs work. It can't tell you the owners corporation already voted to defer that work, or that the fund meant to pay for it is overdrawn.
A contract alone
Tells you what you're agreeing to. It can't tell you a special levy was struck three months ago and seven instalments are still to run.
Read together
A balance stated two ways. A defect in one document and a deferral in another. Numbers that don't reconcile. We flag every one, with both quotes side by side.
Three rules we hold ourselves to
Every finding is quoted
No finding appears without a verbatim quote and the page it sits on. If we can't quote it, we don't claim it.
Fact and reading kept apart
“What the document says” and “what it might mean” are labelled separately, so you always know which is which.
We don't invent numbers
No made-up repair costs, no fabricated “ask $45,000 off”. We show you what your documents say and the questions that establish the rest. Your builder prices the work.
How it works
Four document types, up to 300 pages each. Eight to fifteen minutes — including the scanned attachments where the real findings usually hide. You can close the tab.
Contradictions between documents
A summary whose numbers don't match the attached statements. A lot number that changes between pages. We flag both, with both quotes.
Deal-breakers first
The high-risk findings are lifted to the top of the report, each with its quote and page.
Questions for your professionals
Specific, numbered, addressed to whoever can answer — strata manager, inspector, conveyancer.
What the documents didn't cover
Areas the inspector couldn't access, records not sighted, certificates missing. Gaps count as findings.
Pay per property, not per month
Credits never expire. No subscription — you’re buying a house, not software.

We keep a full sample on the site — every section, every citation, nothing held back. The specimen it was run on is published too, so you can check the quotes yourself. If the writing isn’t useful to you, don’t spend the $19.
